2018/2019
Dear Owner,
We start as usual by welcoming all new owners to our community and express the hope that you enjoy your investment and time with us.
Please take the time to visit Carole in the Community Office to collect and read our Statutes and House Rules.
Should you wish to make any changes to your new apartment, it is most important that you first notify the Community Office for approval, before commencing work, as official building licences may be required from the Local Authorities.
To date 10 properties have been sold this year.
2018 Refurbishment Work:
1) Swimming Pool.
Work on the total refurbishment of the swimming pool was completed on time to the acclaim of the vast majority of owners who have seen the finished product.
The contract included the refurbishment of the ladies and gents toilets and the provision of facilities for the dis-abled.
The new design allows an enlarged sun bathing area and the continuous filtration overflow system creates a much smoother swimming experience. The new heaters are now able to maintain a comfortable 26 degree temperature. The tiled planter and shower surrounds provide an attractive addition to the areas
As with most civil engineering contracts, there were a number of unforeseen complications which had to be resolved as the work progressed which resulted in extra expenditure. The extent of which will be declared in the 2018 Community accounts to be published in the New Year.
2) Electricity Cables.
During the summer period it became clear that there was serious problems with the electricity cables which serve the villas. It was necessary to implement immediate upgrade of re-cabling work to resolve the problem to sixteen properties which cost €26,500.
Proposed 2019 Refurbishment Programme:
Garage Fire Precautions.
It is vital that fire fighting equipment is installed in the garage next year. We have serious doubts about the installation of a water storage tank, pumps and hoses, a system favoured by the authorities, which places a passer by or an owner in serious danger if attempts are made to extinguish a blazing car, for example, in this confined space.
An overhead sprinkler system would provide a much safer solution until the Fire Brigade attend, but this is a more expensive solution.
Costs for both options will be presented at the 2019 AGM for owners to decide. OBLIGATION
Tower Painting.
No work has been carried out for over ten years and is now well overdue. Repairs to visible cracks
and dangerous crumbling drains plus4 complete painting to the exterior. € 22,000
Water Pipes.
Renew original installation of mains water supply pipes into the complex. These are situated in the community workshop and are perished, leaking and a major burst would see the whole complex without water for a considerable time. € 10.000
Refurbishment To Frontage, including Car Parks.
Designs and construction work for improvement to the appearance of the complex frontage.
Electric Upgrade villas.
Continuation of installation of new electricity cables to remaining villas not completed during the summer period. € 34,000 OBLIGATION
Car Parks.
Height restriction barriers to both car parks to eliminate commercial vehicles entering and parking
all day when working on the complex.
Out Of Hours Emergency Services. Owners Proposal.
Setting up an out of hours emergency service for owners to cover failures of the WI-FI, the TV system, car park gates jamming, problems with gas or electric boilers and any other emergencies that might arise.
Letting Law.
No further news to date, possibility that the authorities will make further announcements in the summer of 2019.
Car Park Gate controls.
The car park barriers continue to cause problems due mainly to improper use and maintenance problems. A recent incident arose when an owner was desperate to drive to the airport in the early hours of the morning and was unable to operate the barrier in the top car park. This situation is difficult to resolve quickly when time is of the essence.
Although not an ideal solution, it is suggested that if out of hours exit is urgently required, then the car is parked in the parking bays such as those between the complex and the Conquistador Hotel, before the office closes on that day to avoid a repetition of the incident.
We will of course continue to search for a better solution.
Community Office.
Owners are requested to respect the Community Office opening hours and to restrict their visits to the hours of 9-30am to 2-00pm after which the office is closed except for emergencies. This will allow the staff to undertake their duties without constant interruption.
Owners are also requested to advise their friends and relatives who use their apartments that any problems they may have are directed to their Management/Cleaning company for resolution as the
Office is not to be used as a hotel reception.
Fumigation Service.
As a result of increased costs and in many cases overuse, it has been decided to reduce the number of visits by our fumigation company.
Starting in January, the fumigation service will continue to be offered free of charge to all owners on Thursday of every month and owners will be restricted to eight applications a year unless they can demonstrate a serious infestation in their apartment.
Community Fees.
We remind all owners that their Community fees must be paid during the first month of each quarter.
In accordance with Article 15.2 of the Law of Horizontal Division owners who are debtors on the 13th February 2019, are not entitled to vote at the Annual General Meeting.
If you are a debtor on the debtor list, please transfer the outstanding amount as soon as possible to the bank account of the Community. (The debtors list stands at 2700€ as of 11th February 2019)
2019 Annual General Meeting.
The 2019 Annual General Meeting will take place at the Hotel La Siesta on Thursday the 14th February, with the first call at 9-30am and a second call at 10-00 with registration of votes commencing at 9-00am.
Please be on time and pass through the registration desk as quickly as possible.
We make a strong plea to all owners to attend, but if you cannot do so, it is vitally important that you make good use of your Proxy Form and return it duly completed and signed to the Community Office to be used at the discretion of the President or other attendee whom you trust.

On a personal note, I have become aware of a malicious and untrue rumour, spread by owners with their own agenda, that both myself and Colin Pyburn do not intend to seek re-election to their respective roles at the 2019 AGM.
This rumour is completely untrue and I state categorically that both of us will seek re-election and we hope to have your continued support.
